Article 1

Article 2

In this decree, and unless the context requires another meaning, the words and expressions below have the meanings listed next to each of them below as follows:

“Ruler”: means the ruler of the Emirate of Ajman.

"Executive Council": means the Executive Council of the Emirate of Ajman.

“Municipality”: means the Ajman Municipality and Planning Department or any branch thereof. The leased property subject to the provisions of this decree is located within its jurisdiction.

“Governmental entity”: means any department, institution, body, department, or other facility affiliated with the government of the Emirate, or the Emiri Decree establishing it, or reorganizing it, expressly stating that its property is considered public money.

“Dispute Committee”: means the committee formed under Article (15) of this decree to perform the tasks of deciding and decisively and definitively in disputes arising between landlords and tenants of real estate in the Emirate of Ajman, according to its competence under Article (16) of this decree

Execution judge: means any judge appointed by the Ministry of Justice and assigned to the Chairman of the Dispute Committee to implement decisions issued by the Dispute Committee.

Person: Means any natural or legal person, private or public.

Leased property: subject to the provisions of Article 3 (2), means any piece of land or
A building, whatever its type, shape, or components, it was agreed upon a lease contract to transfer its possession from its property to its tenant for final use by it for housing or for any commercial or industrial purpose, or to use it as an office or office to practice any profession, craft, or any other business.

Lessor: Includes for the purposes of this decree:

(A) The person who owns the law of the leased property, or any common share in it, and the word also includes the person to whom the ownership of the leased property is transferred, in whole or in part during the term of the lease, or

(B) the legal heirs of the natural landlord in the event of his death, or the legal successors of the legal person, in the event of his liquidation,

(C) the lessor's agent who is duly authorized to dispose of the leased property, or

Article 3

3 (1) The provisions of this decree apply to real estate leased for use for housing purposes, or for a commercial, industrial, professional or craftsmanship purpose, or for any other similar purpose, which is located within the borders of the city of Ajman, or within the borders of any city or other region in the Emirate of Ajman, decides The ruler from time to time applies the provisions of this decree to it, provided that the rental relationship between the lessor and the lessee is:

(A) It began before the date on which this decree came into force, but its term did not expire, or

(B) It commenced before the date of the enforcement of this decree and the parties therein, or it is hoped that the parties to it, shall renew it in accordance with the provisions of this decree, or

(C) Its term has expired before the effective date of this decree, but the tenant has been occupying the rental property until the effective date of this decree.

(D) It will begin at any time after the effective date of this decree.

3 (2) The provisions of this decree do not apply to:

(A) agricultural lands and the buildings built therein,

(B) The housing provided by the owners of the buildings for the housing of the guards residing in those buildings,

(C) lands and real estate belonging to the Ajman Free Zone or that it invests in its account,
